The system enforces the rules
Caps, durations, banned plates and property-specific policies are checked on submission. Denials come with a reason the guest can read.
Expired permits become tow jobs
No permit, expired permit, or broken rule puts the vehicle on the tow-eligible list with a timestamped trail behind it.
Property managers watch their own lot
Managers log into a portal scoped to their properties. They see activity as it happens instead of calling you to ask.

Permit registration
Residents and guests register a plate in under a minute from their phone. No app download, no front-desk phone call, no paper log.
Rules enforced automatically
Permit caps per unit, guest duration limits, consecutive-stay rules and banned plates are applied by the system, not by whoever is on shift.
Tow-eligible queue
The moment a permit expires or a rule is broken, the vehicle drops into a tow-eligible list with the evidence already attached.
Property manager portal
Each manager sees their own properties only — active permits, denials, tow history — so the 'what happened at my lot' call disappears.
Guest status page
A public page a driver can check to see whether their vehicle is registered, expiring or already towed, plus who to call.
Alerts and notifications
Expiring-soon warnings, tow notices and lien notices go out on schedule, with delivery tracked so nothing quietly fails.
Banned plate list
Repeat offenders are flagged across the whole portfolio the moment they try to register again.
Performance reporting
Permit volume, tow rate by property, peak hours, top denial reasons and response times — the numbers you take into a renewal meeting.
Paid guest passes
When a guest hits a registration limit, they can buy an extension — a few extra hours up to a 7-day pass. Revenue is split automatically between you and the property.

Logo, colors, sending domain and support details are yours. Guests and managers never see a third-party name.

A denied registration used to be a dead end. Now it's a sale.
When a guest runs into a limit — their three days are up, the weekend is capped — they don't get a hard no. They get the option to buy an extension right there: a few extra hours, an overnight, a weekend pass, up to seven days. Payment, permit update and expiry enforcement happen automatically.

Every action is logged
Who approved, who denied, when a notice went out and whether it was delivered. If a tow is disputed, the trail is already there.
Notices that don't silently fail
Outbound email runs through a queue with delivery monitoring, retries and a dead-letter view so a bounced tow notice is visible, not invisible.
